It is likely that your home will be one of the largest investments you will make in your lifetime. Having a neighbor or relative stop in periodically as a favor to check your home may initially seem like a good idea. However, when an issue arises or you need someone to take swift action on your behalf, your property can quickly become an imposition to whoever is watching over it. Will your neighbor or relative be willing to endure the inconvenience of securing & coordinating the services needed to mitigate the problem? In our 15 plus years of home watch experience…… usually not!

The only thing more expensive than hiring a professional is not hiring one.

Remember…. It is not if something happens but when something does happen. The question is… Will you be prepared? Things can, will, and do happen. With the summertime climate in SW Florida is like no other. The major concern for seasonal owners is temperature, humidity, and power outages in your Florida home while you are away. Maintaining humidity levels at or below 50% is ideal. When humidity levels are 60% or greater, this can create conditions in your home for mold to grow in as little as 72 hours. AWH checks the air conditioner and humidistat and uses a hydrometer to verify readings. On each visit we conduct a room by room inspection checking walls, ceilings, baseboards, windows, under sinks, and anywhere else moisture might enter your property.

We offer home watch visits on a weekly or bi-weekly basis. We can also customize a schedule that fits your needs. We suggest that our clients check their homeowner’s insurance policy. There may be requirements which state a home watch provider is required. In some cases, if you do not abide by your insurance carrier’s visit requirement, and damage occurs, you may be denied the claim.

For each visit we will submit an electronic property report that is customized to meet your individual needs. We are always vigilant and looking for obvious issues that may not show up in the standard audit report. If we find anything out of the ordinary, we make an evaluation of the issue and determine the level of urgency that it should require. Our reporting system is fully annotated displaying the condition of your property along with the date and time the inspection was completed.

Every situation is unique. Although we cannot prevent all things from happening, it is our job to recognize damage, in the early stages, before it becomes a disaster. Remember…. It is not if something happens but when something does happen. The question is… Will you be prepared? 

There are many things that can happen in a vacant or absentee home. If an issue does arise, we first troubleshoot the problem appropriately and then communicate with the homeowner or designated contact. Our priority is the safety of your home and property. Secondly, we immediately report any issues to you and assist in coordinating licensed professionals from our network of vendors that we may call to remedy the situation on your behalf during your absence. Essentially, we become “Your eyes and ears…when you’re not there!”

There are no license requirements for home watch businesses in the state of Florida. However, we are Florida Licensed Community Association Managers. In addition, we are members of the International Home Watch Alliance. Fully bonded and carry a general liability Insurance Policy in the amount of 1 million dollars with a 2-million-dollar aggregate.

It is your right and responsibility, to verify the credentials of all your service providers. When doing so, we suggest that you always ask for their Certificate of Insurance/COI. Be sure to check their business name, coverage amounts and expiration date.

As an AWH client you will receive detailed electronic reports with GPS coordinates indicating that we are on property. Our technology uses real time GPS coordinates to pinpoint your home location and electronically record our presence. AHW uses the latest cloud-based reporting technology and home watch software in the industry. All home watch Inspection reports are completed through the Home Watch IT software system. All photos taken are date & time stamped, and our system will let you know that an agent has inspected your home and the duration of the inspection. This is vital in case you need to report an insurance claim.
